Questions before searching for an apartment
Before starting your search, you should know the answers to a few questions:
When am I allowed to search?
Every person with a residence permit (Aufenthaltserlaubnis) is allowed and required to search for an apartment. If you are a refugee and you have no recognition (Anerkennung) yet, you are only allowed to rent an apartment with a relocation permission (Auszugsgenehmigung). For that, you need to submit an application. Moving out of an official facility (Unterkunft) will only be approved with a valid reason.
Where am I allowed to live?
Since 2016, there are domicile allocations (Wohnsitzzuweisungen) in place for specific cities or districts (Landkreise). The residence permit mentions where in Bavaria you are allowed to search for an apartment. This is valid for a maximum of three years. Only with an important reason and an official permission you are allowed to search for an apartment somewhere else.
Which kind of apartment am I allowed to rent?
In principle, you are allowed to rent any kind of apartment. Before starting your search, it is important that you ask yourself a few key questions:
- What is the maximum price for your apartment? If any official side (like the Jobcenter) pays the rent, you can find the maximum limit for that under “Financial Aid”.
- How many rooms should the apartment have?
- Where should it be located? For example in the city of Bamberg or in the district (Landkreis).
- What else is important?
For some kind of apartments, which are rented at a relatively low price, you need a residence authorization (Wohnberechtigungsschein). These apartments can only be rented by people with a low income.
For the City of Bamberg you can submit an application for such authorization, including a disclosure of your income, here:
Untere Sandstraße 34
96049 Bamberg
0951 / 87 – 1661
For the District of Bamberg you can request the authorization at the Landratsamt:

96052 Bamberg

Applying at a housing company
Many apartments in Bamberg are owned by housing companies, so it is recommended to submit an application there. Here, you can find the relevant addresses and the online application forms, as well as the form for the application to fill out and submit. After your application you can regularly ask (personally or via phone), if there is already an apartment for you in sight.

Searching online
Many apartments are also being offered on the Internet. Some of them are from private owners and others from real estage agents. If an apartment is being offered online, the landlord or landlady is usually paying for the advertisement.
If you send a message to an owner, it is important to write in a friendly and proper tone. For that, you can ask for help, e.g. during the consulting hours for digital affairs from Freund statt fremd.
You can look online for an apartment here:
On these sites, you can also enter a search request and save it.
Enter the location, the number of rooms that you need, and the maximum price for the apartment. Once a suitable apartment is online for you, you will receive a notification. In that case, you should apply quickly.
You can also publish a search on your own. For that aim, write a friendly text about yourself and the apartment you are looking for. Landlords, then, can contact you directly.
You can also search for a room in a shared apartment (Wohngemeinschaft/WG) here:
Searching via Facebook
There are also many groups on Facebook where you can search for an apartment. In order to become a member of one of these groups, you often need to send a request to the admins first.
Searching via newspaper
Apartments are also being offered in newspapers (like Fränkischer Tag, Wobla, Bamberg Stadt und Land). Usually, they give a phone number, so you can call the landlord or landlady directly.
You can also publish your own search in a printed newspaper, read by many people. For this service, you will have to pay some money.
Write what type of apartment you are looking for and publish the advertisement.
